Gray fields are inputs. Down payment, closing costs, rehab costs, and holdback percentages drive every result above — change any of them and the calculator recalculates instantly.
Cash flow and cash-on-cash return are calculated off True North NOI (holdbacks included) and include rehab costs in total cash invested. DSCR of 1.20x or higher is typically considered lender-friendly for investment property.
Set Cash Purchase? to Yes to remove financing entirely: down payment $ becomes the full purchase price, loan amount and debt service go to zero, and DSCR shows N/A.
Rehab / renovation costs add to Total cash invested (lowering Cash-on-Cash Return) and to the All-in cost basis used for the two All-in Cap Rate lines, which show return on the full price-plus-rehab investment rather than purchase price alone.
